North-west Spain
Exceptional property for sale in Galicia
Galicia combines a long Atlantic coastline, green valleys and a heritage of stone architecture found nowhere else in Spain. We present manor houses, country houses and villas for sale in Galicia privately, to buyers who have shared their brief with us.
Why buyers are looking at houses for sale in Galicia
For many years Galicia was overlooked in favour of the Mediterranean. Today it attracts buyers who value a mild Atlantic climate, cooler summers, excellent food and a landscape that still feels lived in rather than developed. Property for sale in Galicia also tends to offer more land and more character for the money than the better-known coasts.
Access is straightforward: Santiago de Compostela, A Coruña and Vigo have airports, Asturias is within reach, and high-speed rail now links Galicia with Madrid.
Galician manor houses, rectories and stone houses
The most sought-after homes are the pazos, the Galician manor houses, often with a chapel, a hórreo and walled gardens. Close behind come the rectorales, former parish houses with generous proportions, usually set beside a church in the heart of a village.
Stone country houses, or casas de piedra, range from modest farmhouses to substantial family homes with barns and orchards. Many need restoration, which is part of their appeal for buyers who want to shape a house to their own taste.
The four provinces, briefly
- A Coruña: the Costa da Morte, the Rías Altas and the countryside around Santiago and Betanzos.
- Pontevedra: the Rías Baixas, Albariño vineyards and the greatest density of pazos.
- Lugo: the Mariña coast, the Miño valley and the Ribeira Sacra canyons.
- Ourense: wine country, thermal springs and quiet inland villages.
Our base is in Ferrolterra, in the north of A Coruña province, and we work across the region.
Villas and contemporary homes
Not every buyer wants a historic house. Galicia also has architect-designed villas overlooking the rías, renovated stone houses with modern interiors and large plots close to the sea. These sit within our luxury properties collection and are presented on the same private basis.
A year in Galicia
Life in Galicia follows the seasons. Spring brings camellias and green hillsides; summer is the time for beaches, festivals and long evenings on the rías; autumn means the grape harvest, chestnuts and mushrooms; winter is mild, wet and quiet, with log fires in stone houses. Many international owners spend several months a year here, while others settle permanently, drawn by the safety, the slower pace and a cost of living that remains moderate by European standards.
Towns such as Santiago, Pontevedra, A Coruña and Lugo offer hospitals, international schools in some cases, good restaurants and cultural life, so even a rural house need not feel isolated.
Buying with confidence
Rural property in Galicia often comes with particular questions: land divided into many small plots, boundaries that differ between the Land Registry and the cadastre, and planning rules that limit building on rustic land. None of this need deter you, but it does call for careful checks. We work alongside your independent lawyer and surveyor, and our buying guide explains the process step by step.
FAQ
Frequently asked questions
Is Galicia a good place to buy a second home?
For buyers who prefer greenery, space and a temperate climate to Mediterranean heat, Galicia is very attractive. Expect rain in winter, mild summers and a quieter, more traditional way of life.
Are stone houses in Galicia expensive to restore?
Restoration costs depend on the state of the roof, walls and services, and on any heritage protection. It is wise to have an architect or builder assess the house before you make an offer.
What is a rectoral?
A rectoral is a former parish priest's house, usually large, built in stone and located beside the village church. Many have been sold by the Church and converted into homes or small hotels.
Which airports serve Galicia?
Santiago de Compostela, A Coruña and Vigo all have airports, with connections to Madrid, Barcelona and several European cities. Porto airport is also within reach of southern Galicia.
